COMMERCIAL APPRAISALS Commercial appraisals are provided by a qualified commercial appraiser and all properties are quoted individually based on the complexity of the project. Our commercial appraisers are experienced in all phases of commercial appraisal including business appraisals, feasibility studies, new construction and project development as well as other complex appraisals. Please call for a quote. DISCOUNTS Banyan Appraisals, Inc. offers a discount for large volume appraisals and clients who average more than 20 reports in a 30 day period. We also offer discounts to certain groups, some of which are listed here; Active members of the US Armed Forces, Police Officers, State and County employees, including Teachers, and Fire Personnel. We also offer a discount to private teachers and seniors as well as other groups not listed. Please call for more information. SAME DAY APPRAISALS Same day appraisals are available when necessary and can be a life saver. Reports can be delivered by 8pm (eastern time) and in some cases earlier than that. As a premium service, an additional fee will apply and some conditions must be met: · The order must be phoned in with a faxed order to follow. It must be ordered by noon 12 pm that day (eastern time). · Property must be inspected by 4 pm (eastern time) · Cash only at the door. · Certain properties are not eligible (commercial and complex properties) Delays caused by the client, homeowner or property manager will result in delays with the report. REO APPRAISALS While South Florida’s residential real-estate boom has flourished so has predatory lending and opportunism. The availability of exotic loans, adjustable rate mortgages, 1% percent teaser rates and interest only mortgages coupled with a seemingly ceiling less market placed many buyers in properties they would otherwise have been unable to purchase. In the aftermath of the housing ‘correction’ and the present market conditions, many homeowners are finding themselves unable to make the inflated payments of their now adjusting loans. Finding themselves upside down in the loan and unable to refinance borrowers are simply walking away leaving the property in the hands of the lender. We work with lenders, realtors, insurers and investors by providing an initial appraisal of the property at the time of default, any required appraisal updates and finally a full interior to determine the condition of the property and estimate any necessary repairs. As part of our service we can have the property inspected by a licensed home inspector and upon request hire a contractor to begin the repair process. While we do not specialize in Appraisal Fraud, we can recommend highly qualified litigators to investigate suspect appraisals that may have involved fraudulent or misleading information. |
